I absolutely love searching for renovation projects — spotting potential where others might not even look twice. There’s something incredibly satisfying about imagining what could be, rather than focusing on what’s currently there.

After fully renovating my last home over a three-year period, I’m enjoying a brief pause from living on a building site… but the excitement for renovation never really leaves you. If anything, it sharpens your eye.

Over the years — through renovating my own homes and working as an interior designer — I’ve learned that a successful renovation starts long before the first wall comes down. It starts with choosing the right property.

✨ Where to Look for Renovation Opportunities

Some of the best renovation projects aren’t always the most obvious. These are the places I always recommend keeping an eye on:

  • Property portals such as Rightmove and Zoopla

  • Property auctions — fast-paced, but often full of opportunity

  • Local estate agents — relationships really do matter here

  • Local council sales, which are often overlooked

I’m consistently drawn to homes that feel a little neglected but are structurally sound — places with character, quirks, and plenty of untapped potential. They might not photograph well, but that’s often where the magic lies.

⚠️ Things to Consider Before You Buy

It’s easy to get swept up in the romance of a project, but taking a step back early on can save a lot of stress (and money) later.

Before committing, I always advise thinking carefully about:

  • Location and long-term value

  • Visiting the property more than once — different times of day reveal a lot

  • Getting a rough idea of renovation costs early on

  • Bringing in a surveyor if anything raises concern

  • Checking planning permissions or listing restrictions

These early checks help you move forward with clarity rather than costly surprises.

Designing Before You Renovate

Renovating can feel overwhelming — especially when you’re staring at dated layouts or tired interiors — but with the right research and professional guidance, it becomes an incredibly rewarding process.

Early design advice can make all the difference. From assessing a property’s potential before purchase to creating a clear, cohesive vision, good design helps guide every decision that follows.

If you’re considering a renovation and aren’t sure where to start, this early stage is where I see clients gain the most confidence — and avoid the most mistakes.

Good renovations start with good decisions. ✨
